After the first year, a Trainee Appraiser should be able to inspect a complicated property without supervision.
If the credentialing authority permits it, a trainee appraiser should be permitted to inspect a property alone. The Supervisory Appraiser should independently inspect the property once the Trainee Appraiser has finished the examination and written the property description to make sure the observations and description are accurate.
As shown by the following, Supervisory Appraisers are accountable for the instruction, direction, and direct supervision of their Trainee Appraisers:
- They certify that the assessment complies with USPAP and sign the report to accept responsibility for the appraisal.
- Supervisory Appraisers must be willing to bear the time-consuming responsibility of reviewing and signing the appraisal reports written by Trainee Appraisers.
- Until she is certain the Trainee Appraiser is capable of inspecting the property independently and in line with the USPAP Competency Rule, the Supervisory Appraiser personally inspects each appraised property alongside the Trainee Appraiser. A Supervisory Appraiser who takes this role seriously should be appreciated by trainees. A Supervisory Appraiser who does not assign property inspections before they are qualified deserves respect from trainees.
